How to Execute a Judgment in Pennsylvania
Pennsylvania is what we refer to as a “debtor friendly” state in that there are limited methods of pursuing debtors when the court issues a judgment for payment against them. Unless you’re a parent seeking back child support or the government, we probably can’t garnish a debtor’s wages to satisfy the amount owed. Even without that tool in our arsenal, we can still remain aggressive in our recovery efforts:
- Property Liens — one of the most effective methods of judgment recovery is to apply a lien to the debtor’s real property, including a home, business location or automobile. The lien will prevent the sale of that asset until the debtor pays your business back.
- Direct Negotiations with Debtor — the person or company with a judgment against them probably has ruined credit as a result.
